Some of the very large companies just manage too many properties to involve owners with decisions. Our company stays at a manageable level of properties under management so we can work with owners on these decisions. We have had owners come to us stating they never communicate with their PM company and do not know about any maintenance issue until they are charged.

Here is some samples of what we do for our owners:

  1. We do not bother them unless a threshold is met however send an email copy of invoices to prepare them.
  2. We communicate with the owner on each items as it arises.
  3. We use the owners designated vendors for maintenance
  4. We file home warranty claims if one exists.
  5. We will get multiple estimates on large items with the caveat that not all vendors will provide free estimates and there could be a ‘trip’ charge for each.
